摘 要

由于我国国情的影响,导致了房地产是我国经济转型中的特殊产品,是我国国民经济的基础与支柱,因此,房地产行业健康稳定的发展对于提高国民经济水平,满足人民的生活需求都有着重要的意义。而我国房地产行业受国家宏观调控政策的影响比较巨大,因此在近年来紧锣密鼓的宏观调控政策下对房地产上市公司的经营绩效影响研究是必要的,有利于房地产企业在国家各项宏观调控政策下的生存与发展。

本文以网上排名前一百的房地产上市公司为样本抽取对象,从中选取了15家房地产上市公司从2006年至2015年的公司的净资产收益率和总资产的数据收集,并且从中选取了一家公司的数据进行对比,从而得出自己的结论。另外,本文还对近十年国家发表的宏观调控政策做了一个简单的梳理,并对其影响做了一个简单汇总。所以,对于国家的宏观调控政策的密切关注和应对是必要的,且不同公司影响不同,因此应对方案也不尽相同。

最后,本文对自己的研究做了一个简单的总结,并给出一些房地产行业的总结性建议,同时对今年的政策也发表了一些自己的想法。

ABSTRACT

Due to the influence of China's national conditions, the real estate is the special products in China's economic transformation, is the foundation and pillar of the national economy, therefore, the real estate industry healthy and stable development for improving the standard of the national economy, meet the demand of people's life is of great significance. And our country real estate industry is affected by national macroeconomic regulation and control policy is huge, so intense in recent years under the macroeconomic regulation and control policy of impact on the operating performance of listed real estate company research is necessary, is advantageous to the real estate enterprises under the national macro-control policy of survival and development.

In this paper, the top one hundred online real estate listed companies as the object, selected from the 15 listed real estate companies from 2006 to 2015 on the company's annual financial statements of return on net assets and total assets of the data collection, were compared and selected the company data, so as to their own conclusions. In addition, this article has published for nearly 10 years national macroeconomic regulation and control policy to do a simple comb, and the made a simple summary of the effects. So, for the country's macro-control policies closely and response is necessary, and different corporate influence, so the solutions are also different.
