摘 要

我们对房地产公司的财务报表的分析非常必要。我国的房地产行业在急剧发展起来后，迎来了首次房地产上的低谷。文中是通过对保利地产和招商地产两个房地产公司在 2012~2014年的财务报表进行比率分析和比较分析，逐一分析财务报表给我们的信息，让我们发现该行业目前发展的现状，为信息的使用者提供指导性的意见。

会计作为一门专用的商业语言，在社会不断地进步和经济全球化的进程，更是体现了他的强大作用和功能。财务报表分析是以企业的财务数据为基础的利用一定的分析方法,系统的分析和评价企业过去的经营成果。随着企业制度的改革不断加强，经济建设的发展,企业与外部交流和社会环境的适应,财务报表分析在企业的发展中起到了越来越大的作用。但是,只是单纯简单的从财务报表的数字和文字上很难得出实质性的结果,而要利用一定的分析方法和策略,遵循规范的分析流程,正确认识财务报表本身的局限性和非正常影响因素,对资产负债表、利润表和现金流量表进行综合分析,进而从整体上系统的对企业的过去和将来的经营状况给出明确的判断,帮助投资者及各需求方对企业的经济管理活动形成正确的认识。这个系统的动态过程就是财务报表分析。我们通过案例和数据进行一些分析，来深入研究财务报表的更多作用。本文通过分析房地产行业的两个大的公司的各种指标，解读财务报表披露的信息，从而宏观的看我国整个房地产行业的态势，本文先介绍整个行业背景，然后论述财务报表的重要性，进而衔接这两部分内容，达到笔者分析我国上市房地产公司的财务报表目的，从而推断整个行业。

ABSTRACT

China's real estate industry is in the rapid development, but it is meeting the first low development recently. As real estate industry has an important relationship with the people's livelihood, its financial statement analysis is particularly important. This article analysis financial statements in WanKe and Poly from 2009 to 2011 by ratio analysis and comparative analysis, to read financial statements information, to understand the development of the real estate industry at present, and to provide decision usefulness guidance.

The progress of the society and the development of economic globalization, accounting is recognized as the "language of business" is reflected in the strong function of the financial statement analysis is based on the accounting data of the enterprise as the basis, using the analysis method, system analysis and rating of the past operating results. 1.1 研究背景

2015年3月底，在楼市新政帮助下，一个又一个的出台，同时，股票市场空前繁荣。这两个城市的完美结合，是罕见的呈现在人们面前。从最近的股票市场，在股票市场上市房企业绩“一片红”。继两会期间3月在政府工作了房地产市场的一系列好消息报告，月度房价百会员价值门槛”大幅拉升。对此，沈百万元，在整体市场情绪仍在上升，有政策放松的预期以及数据回暖的支撑板块，在二季度房地产股仍将继续执行，维持行业的乐观行情。还有一个小盘股的估值优势，将是首选的目标市场。

2015年4月18日，国家公布的3月份70个大中城市住宅销售价格变动情况。数据显示，与去年同月相比，70个大中城市新建商品住宅（包括经适房）价格全部下降。与二月相比，70个大中城市中，新建商品住宅价格下降城市50个，城市有12个，持平的城市有8个。中央的价格变动，最高涨幅为0.7%，最低为下降0.9%。业内人士表示，虽然在价格水平的70个大中型城市仍徘徊在一年前，但近期随着利好政策频出，价格已经从寒冷的城市，在第二季度房地产市场成交量持续上升，价格可能会停止下跌，价格回升。330新政出台后就出现了抢房热，许多地方的楼市价格都有所下降，于是成交量都有很大程度的上升。近期楼市又出现了回升，进入了回暖期。

1.2 研究的意义

改革开放以来，国内外经济发展迅速，内外部环境风云变幻，上市公司作为资本市场的主要力量，不仅代表着国家某一领域的发展状况，也代表着资本市场的运行状况，所以对上市公司的财务报表分析变得越来越重要。

会计是一门商业语言，如果要了解一个企业的真实情况，你就需要掌握和运用会计的基本知识，企业的财务状况和企业管理分析。通过我们看到的财务指标，结合公司的具体情况和房地产行业的分析，对公司的财务状况和经营的客观评价，对公司的发展提出有价值的建议。
