摘 要

林地投资与房地产类似的投资都是美国不动产投资行业的一部分，并且占有一定的地位。美国信托行业，始于19世纪下半期，战后重建和经济快速发展急剧衍生出大量社会融资需求，而彼时美国商业银行信贷投放能力不足，获得信托公司的机会，债券和抵押贷款业务的主要形式发展到实体经济，并提供大量资金。短短几十年，信托业务迅速发展，成为美国经济发展一大巨头。其中林地投资就占了一席之地。随着我国经济的快速发展，对于林业的改革也提上了日程，例如采用“互联网 ”林业的方式进行探索和改革，将新兴科技与传统方式相结合，也取得了一些成效，但也有一些客观因素，比如我国土地是国有的，这是不可改变的，与世界上其他国家相比，信托是美国最完整、最信任的商业结构，并且具有完整的信托制度的优越性得到了论证。本文以美国林地信托投资公司发展发为例，并作出分析，美国发展的优点值得我们借鉴，其不足之处也要提出，争取可以提出一些相对的建议，并且引以为戒，争取避免，并为我国林区改革的方向提供借鉴。

1.1 本文研究背景

1.1.1 美国信托投资

信托投资是金融信托投资机构用自有资金及组织的基金进行的投资。而林地信托就是以林地为标的的信托项目。

信托投资方式主要投资类型有两类，分别为直接投资和间接投资。直接投资就是生产建设投资，投资者把资金投给农、工、商等企业，进行基本建设或技术改造；间接投资即证券投资，指金融信托机构用货币资金购买股票、国库券、公司债券等有价证券，借以获取收益的行为。

美国在18世纪末到19世纪初这段时间从英国引进了信托行业。信托行业使得美国经济有了很大的发展，并逐步形成了一个美国经济发展的特色。由于证券投资信托或证券业务的发展，特别是所有信托基金的成功，成了最关键的财务管理方式之一国内拥有最丰富的信托制度。回顾30年来的美国信托业的历史与发展，在这一过程中，信托业的发展符合社会资源配置的优化，企业以及私人的成长也为金融发展起到了关键作用。而目前中国经济在快速成长，社会财富急速增加，企业和个人的专业房地产管理业务的发展需求，需要我们共同努力。美国银行230亿元人民币的外汇储备达25亿万亿美元，越来越多的人对银行存款资产配置等资产的利益关系进行管理，希望在财富的管理体系中获得更多的资金。美国的林地发展有它优异之处，当然也不乏不足之处，所以，找出美国信托业目前存在的不足并提出有效的方法针对我国林地投资信托行业的发展具有重要意义。
